Proper Positioning with Thorough Discovery

Discovery

Assemble property file with survey, entitlements, HOP, utilities, and comparable sales.

Manage transaction risk for both the interested parties and Owner.
Establish internal pricing expectations.

Positioning

Establish timelines, protocols, objectives and proposal evaluation criteria.
Demonstrate earnest intention to transact through expert presentation.
Prepare a detailed Request for Proposals with complete diligence materials.

Outreach

Direct communication with targeted list of developers to encourage review of RFP after signing non-disclosure agreement.

Land Use Review

Review proposed mix of uses with Ownership and identify “Best Mix” master plan.

Developer Selection & Contracting

BPC leads deal structuring negotiations with selected developer(s) at the direction of Ownership.

Due Diligence & Approvals

Once a developer is selected, BPC supports Owner, representing the owner’s interest from inception through entitlement, and where necessary, capital funding, completion and close out.
Supporting any necessary entitlement and approval processes.
